PROPERTY TAX APPEAL BOARD'S DECISION
APPELLANT: Anthony Gallo
DOCKET NO.: 03-22399.001-R-1
PARCEL NO.: 08-31-402-051-0000
The parties of record before the Property Tax Appeal Board are
Anthony Gallo, the appellant, by attorney Rusty A. Payton of the
Law Offices of Rusty A. Payton, P.C., Chicago, Illinois; and the
Cook County Board of Review.
The subject property consists of an 11-year old, two-story frame
townhouse containing 1,651 square feet of living area with a slab
foundation, central air conditioning, a fireplace, and a two-car
garage.
The appellant submitted evidence before the Property Tax Appeal
Board claiming unequal treatment in the assessment process as the
basis of the appeal. In support of the equity argument, the
appellant submitted a grid analysis detailing four suggested
comparable properties. On the appellant's map, the comparables
are located in the same tax block as the subject. The
comparables are two-story frame townhouses that are 10 or 11
years old. Each is built on a slab foundation, and each has
central air conditioning and a fireplace. Information on garages
was not disclosed, but photographs supplied by the appellant
indicate that each comparable has a two-car garage. The
comparables contain 1,475 to 1,793 square feet of living area and
have improvement assessments of $7.67 to $8.23 per square foot.
The subject property has an improvement assessment of $11.25 per
square foot. Based on this evidence, the appellant requested a
reduction in the subject's improvement assessment.
The board of review submitted its "Board of Review Notes on
Appeal" wherein the subject's assessment was disclosed. In
support of the subject's assessment, the board of review offered
property characteristic sheets and a spreadsheet detailing four
suggested comparable properties that are also located in the same
